FURNITURE

Track individual and System Furniture along with all components, their location, description, dealer and purchase information, preventive maintenance items, life cycle costing and budgeting, repair history, color, type, size, manufacture, initial cost, and depreciated cost. Additional information and data can be added or existing information can be deleted at any time. RSI/FM includes reports for the above information sorted by location (building, floor, room), description (manufacturer, catalog number, inventory number, type, materials, and detailed description and catalog photograph). Total inventories of your furniture and its locations are recorded for easy access (on your disk drive, intranet, or Internet), and potential reuse, reassignment or reconfiguration.


SERVICE REQUEST

This module is a full “nuts to bolts” custom, service request maintenance database application that will allow anyone to complete a service request with pull-down menus for easy completion. Requests are for day-to-day minor maintenance of tenant spaces – too hot, too cold, hardware fix, cleaning services, etc. Anyone can initiate a service request but first, must obtain proper approval from a department level person capable of authorizing expenditures or environmental changes. When a request arrives via e-mail, to a central dispatcher, an automated e-mail reply is sent back to the originator for receipt verification and notification. In addition, a project manager, project number, schedule, budget and billing code is assigned. E-mail notices of progress are sent at periodic intervals to notify the sender of the status of the service request progress.


POWER

The RSI/FM Power Module is made up of drawings and reports locating each receptacle, circuit, and panel. This module gives the facility manager knowledge about the load of each circuit, code issues, changes and updates of power needs in each room of your facility. The module can save countless hours in resurveying and inventorying each time there is a move or a room changes function.


LIGHTING

The RSI/FM Lighting Module is made up of ceiling drawings locating each light fixture and their related switches and circuits and panels. Inventory reports subtotal and total each fixture type by building, floor, and room.


HVAC

This module is designed to use for preventative maintenance, knowledge of current condition, location, and settings of each major system and subsystem for HVAC. All duct work, VAV boxes, controls, and related systems are documented in drawings and reports.


DISASTER RECOVERY

Implement and manage a disaster recovery plan. Identify critical equipment, communications, staff, space, schedule, and costs to shorten the time required for recovery after a major disaster. The same background drawings can be used for damage assessment and tracked for total repair.


ART

Our Art module is the inventory of your corporate art with an electronic image suitable for display on all computers and over the Internet. It is a valuable asset because it identifies each piece, with all details required for insurance, traveling exhibitions, sale, and lease terms. Each piece is located on floor plans. A click on the object displays an image and related information.


MASTER PLANNER

Master Planner is an application that provides the campus manager with tools and information to manage the "big picture". Which departments or tenants can be moved for a new 3-floor tenant. Show all tenants whose lease end dates expire within 18 months, then 60 month, shade according to amount of time left on lease. Master Planner Manager allows the data to drive the image so summary and roll up strategic information can be viewed in one image. Answers are quick, allowing for quality decision-making or critical moves at the lowest cost.


DEPRECIATION

Some assets included in your new facility can be depreciated faster than others. Through our alliance associates, RSI can provide Tax Advantaged Design services. Together we provide the accounting documentation with related drawings indicating 3 year, 5 year and 15 year depreciable building components. RSI places these documents and drawings within the RSI/FM graphic user interface and publishes the documents in an interactive application on CDROM. Savings can be substantial due to reduced tax liabilities.


SECURITY

Quickly confirm staff identity by calling up an image to match a name. Who has access to specific areas? Control your entire security hardware and software system. View security reports, drawings, camera images and views, manage cardholder data and badges, prepare and monitor preventative maintenance task, life cycle budgeting, schedule equipment replacements and other cost savings.


DATA NETWORK

The Data Network is the nerve system of your facility and is critical to the success of your organization. RSI inventories, documents, and can monitor the network and network peripherals over time for efficient management.


DATA CENTER

RSI/FM Data Center Manager provides information and tools for quick, cost effective Change Management. Each piece of equipment is photographed, cataloged, and placed in their current place in an X, Y, and Z location within the Data Center and on the proper rack. Maintenance and operation report, preventive maintenance task, life cycle budgeting and other issues are updated frequently. Click on the rack plan view and view an elevation of that rack. Click on a piece of equipment to view an image and the associated Accounting, Maintenance, Life Cycle, Communication Details, and Function.

Individual moves or department moves can be a harrowing experience. Many activities occur at the same time involving many individuals. RSI provides a move migration process that documents the planned move in electronic format. Once the move is confirmed, the database is updated and new drawings and reports are automatically published either on the Internet or intranet. RSI/FM reduces the time from confirmed move to updated drawings and reports to minutes instead of weeks.


WAYFINDING

Wayfinding is the ability to find your way using floor plan “maps” of buildings. Your current location of a kiosk is documented on a floor plan. To find where you need to go, simply type in the first few letters or the complete last name or room number and the drawing of that location will be displayed highlighting the room in bright red.


BUILDING INVENTORY

RSI builds a photographic inventory of each building. A database is collected for specific information about each building and reports are published on the Internet for easy access. The photographs are a part of each building, database, and published report. This is a cost effective way of determining total building inventory without specific detail usually included in floor plans and asset inventories.


LAND MANAGER

Land Manager is the compilation of a community infrastructure. Who owns each piece of land, where are the underground utilities, what are the specification on developed improvements? These and many more questions are documented in drawings and reports and published on the Internet. Drawing showing location, size, and ownership of property, preventive maintenance schedules, and other information is documented for reduced maintenance costs.
